A complete water-management system also includes opening flashing, sill pans, transition membranes, tapes, sealants, penetrations, roof-to-wall intersections, foundation transitions, kickout flashing and cladding-specific drainage details. These components require a reviewed wall assembly and separate takeoffs.

Measure Gross Exterior Wall Area

Measure each rectangular wall and multiply its length by its height. Add the wall areas. For a triangular gable, multiply the base width by the vertical rise and divide by 2. Dormers, bump-outs, additions and mixed wall heights should be divided into simple, non-overlapping shapes or measured from reliable plans.

For a simple rectangular building with one wall height, rectangular wall area = 2 × (building length + building width) × wall height. Add gables and other included exterior wall surfaces to find gross wall area.

Should You Subtract Windows and Doors?

Do not automatically subtract every window and door. House wrap is commonly installed across rough openings and then cut, folded or integrated with sill pans and flashing. That work uses material even though the finished opening does not remain covered.

Large openings or a reviewed roll layout may justify an adjusted takeoff, but the method must match current instructions for the complete selected system. Gross wall area is a conservative and transparent starting point for preliminary planning.

Calculate Nominal House Wrap Roll Area

Nominal roll area = roll width × roll length using consistent units. A 9 ft × 100 ft roll has 900 sq ft of nominal area. A 2.7 m × 30 m roll has 81 m² of nominal area.

Nominal area is not guaranteed installed coverage. Horizontal laps, vertical joints, corners, openings, transitions, penetrations and damaged material reduce the usable area delivered by a roll. Use exact current roll dimensions rather than relying on a generic package size.

Allow for Overlaps, Corners, and Detailed Areas

Sheet water-resistive barriers typically use shingle-style courses so upper material laps over lower material and sheds water outward. Vertical joints, inside and outside corners, top and bottom terminations, penetrations and transitions can require additional material.

Required lap dimensions and sequencing vary. Use current manufacturer instructions, approved plans and applicable requirements. The calculator’s overlap and detailing percentage is a planning allowance, not a substitute for laying out roll courses and every flashing interface.

Choose a Separate Waste Allowance

Waste accounts for cutoffs, damaged material, difficult handling, irregular elevations and pieces that cannot be reused. Keep waste separate from the overlap and detailing allowance so the estimate shows why extra area was added.

A simple building may need less waste than a project with many gables, corners and transitions. Use a roll layout and installer or supplier guidance whenever possible. Apply overlap and waste once each before rounding whole rolls.

House Wrap Roll Formula

First multiply gross wall area by 1 plus the overlap and detailing percentage. Multiply that result by 1 plus the waste percentage. Divide by nominal roll area and round up to the next whole roll.

  • Overlap-adjusted area = gross wall area × (1 + overlap and detailing percentage ÷ 100).
  • Total order area = overlap-adjusted area × (1 + waste percentage ÷ 100).
  • Nominal roll area = roll width × roll length.

Worked Imperial House Wrap Example

A 40 ft × 30 ft rectangular building with 10 ft walls has 2 × (40 + 30) × 10 = 1,400 sq ft of rectangular wall area. Two 30 ft gables rising 6 ft add 2 × 30 × 6 ÷ 2 = 180 sq ft. Gross wall area is 1,580 sq ft.

Add 10% for overlaps and detailing: 1,580 × 1.10 = 1,738 sq ft. Add 5% waste: 1,738 × 1.05 = 1,824.90 sq ft. A 9 ft × 100 ft roll has 900 sq ft nominal area. Divide 1,824.90 by 900 and round up from 2.03 to 3 rolls.

Worked Metric House Wrap Example

A 12 m × 9 m rectangular building with 3 m walls has 2 × (12 + 9) × 3 = 126 m² of rectangular wall area. Two 9 m gables rising 1.8 m add 16.2 m². Gross wall area is 142.2 m².

Add 10% for overlaps and detailing, then 5% waste: 142.2 × 1.10 × 1.05 = 164.24 m². A 2.7 m × 30 m roll has 81 m² nominal area. Divide 164.24 by 81 and round up from 2.03 to 3 rolls.

Estimate Tape and Fasteners Separately

Tape requirements come from the actual seams, openings, transitions and flashing details—not wall area alone. Add the confirmed lengths that use the same tape, divide by the tape roll’s published usable length and round up. Different tapes and membranes should be calculated separately.

Understand the Role of House Wrap in the Wall System
